The Top 10 Home Improvement Money Pits

Part of the fun of owning your own house is changing it to fit your style. That could involve redecorating, landscaping, remodeling or simple improvements. Unfortunately, some home improvements just don’t hold their value or turn out to be money pits that you’ll wish you’d never taken on.

The Market for Home Improvements Has Changed

If you’re thinking of undertaking some improvements in order to increase the resale value of your home, think long and hard before you do so. Not long ago, there was a time that any home improvement you made to your house translated into increased resale value, but in today’s housing market that is not the case. Many homeowners have even found that their pride and joy project was really more of a liability when it came time to sell.

Why is this? First of all, the housing market has changed. Buyers are no longer looking for the latest and greatest luxurious amenities. They’re looking for solid, good quality basic amenities. They’re looking for home that they can stay in for a long time and make their own. That means, anything that is too over-the-top or too personal to you is not going to sell well with buyers. The Top 10 Home Improvement Money Pits

  1. Room Additions
    Any addition is going to be expensive and that is where the problem lies. When you add onto your house you’re adding on everything – heat, A/C, electricity, water, not to mention the construction and building materials themselves. It is for this reason that room additions rarely pay off. You’re even worse off if you undertake a specialty room addition, which limits the use of the room to one purpose.
  2. Upscale Remodeling
    Upscale remodeling has a place; just make sure it’s in your neighborhood. Any remodeling should be done with the neighborhood in mind. If you overdo it, you’ll end up eating the cost of the remodeling because buyers won’t be willing to pay so much more for something that is so out of character for the area.
  3. Kitchen Remodeling
    Kitchen remodels are tricky. They are costly and disruptive. There’s a good chance problems will be uncovered as the kitchen is remodeled, resulting in unanticipated expenses. In addition to that, overly elaborate kitchen remodels can turn buyers off. A buyer expects a kitchen when they purchase a home. They aren’t going to pay much extra just because you decided to remodel it.
  4. Home Office Remodeling
    A home office remodel may sound like a good idea, but home offices take up precious square footage. Buyers will be looking at square footage and the functionality of a room. A room that is dedicated as an office will be much harder for future owners to change to the room they need, which could be a bedroom or dining room.
  5. Sun room additions
    Sunrooms sound great. What could be better than lounging in the privacy of your own home with the sun beating down on you? But sunrooms never recoup their cost. This is because they’re expensive to undertake. But more importantly, once you have a sunroom, you really can’t use it for much else. Like the home office, the buyer is limited in their use of the room.
  6. Bathroom additions
    Bathroom additions cost a lot. There’s no way around that. No matter how big you make the bathroom, you’ve got plumbing, heating, electrical, water and moisture control to deal with. Then figure in the fixtures. Specialty items like Jacuzzi’s only put you deeper in the hole. If you’re going to do a bathroom remodel, your best bet is to stick with your current footprint and just upgrade your fixtures.
  7. Garage addition
    Garages are nice. But they are also expensive. Building a garage requires all the work of building a house, minus heating and air conditioning. That means you’ve spent money to add square footage that is uninhabitable in most cases. No buyer is going to pay extra for a garage addition.
  8. Back up Power Generator
    While people may appreciate the idea of a backup power generator, most won’t pay extra for it. It is not considered essential. Anything that is not essential to the function or purpose of the home will drain money from your pocket.
  9. Master Suite Addition
    Master suites are one of those falling by the wayside improvements. Most people don’t spend much time in the bedroom and if they have the choice of a larger living room or a master suite, they’ll choose the living room. Master suite additions are costly and limit future buyers use of the square footage.
  10. Swimming pools
    Again, swimming pools are not considered essential amenities. Although you may love swimming, many homebuyers would rather not take on the expense and maintenance that a pool requires, especially in a moderate climate. Most people prefer to have yards and swimming pools eat up huge chunks of the yard. Plus, it may scare off people with young children.

Most of these money pit projects have a common theme. They are too narrow in their functionality to be of real value to homebuyers. Unless you are doing the upgrade or remodel for yourself and not with the expectation that it will pay off down the road when the time comes to sell the property, then save yourself the money and don’t do it.

5 Tips For Effective Winter Lawn Turf Care

Many homeowners are tempted to forget about their lawn throughout the winter months.  Whilst this is understandable during the wet and cold period; maintaining your turf during this time is important.  Grass that is in good condition when the warmer weather arrives will pick up sooner and look great right through the summer.  By following the five tips below you can give your lawn a helping hand during the winter.

Winter Care for you lawnMaking the cut

Whilst grass will go fairly dormant throughout the colder months, it does still grow a little and will need cutting.  Your best option is to cut the turf shorter than you usually do in order to minimise the number of times you need to get the mower out.  Never set the cutters to less than 0.5 inches, or you risk scalping the grass and leaving it over exposed to the cold weather.

Keeping it cleared

Remember to remove any items for lawn when the weather turns bad.  This should include children’s toys, slides and any flower pots.  If you don’t the grass will become very pale underneath and possibly even die off; leaving you with patches come spring.  You should also brush away any leaves or branches that fall and which can act as an ideal home to damaging pests such as mice and insects.

Just add water

As crazy as it may sound; your lawn turf may well need some watering throughout winter.  This is especially the case if the weather remains very cold for long spells and the water in the soil is frozen.  Likewise if there is an extended dry spell you may want to switch on the sprinkling system or get out your trusty hose.

Keeping it aerated               

Try your best to aerate your lawn before the first freeze of the winter arrives.  This should be done by using a spiking tool or of course you can use your normal garden fork.  Make sure that you repeat this process two or three more times through the course of the winter; providing of course the ground isn’t too hard.

Dealing with snow

Whether you love it or hate it, there is a good chance that you are going to have some snow on your lawn at some point throughout the winter.  If the snow is only going to be there for a short time then it shouldn’t really cause any damage.  However, large quantities of snow that is present for a long time will often result in the lawn becoming compacted.  When the snow freezes it can also cause damage to the roots of the grass.  If the weather forecast predicts a cold spell after the snow has arrived then it is a good idea to clear away most of it whilst you do your drive and pathways.  Make sure that you don’t let any de-icing salt go on the grass when spreading it around your property, as it will cause the turf to die off.

Look for a small appliance recycling program in your local area

I came across an interesting flier the other day while I was shopping at a home decor store.  It was a small appliance recycling program that accepts over 120 small electrical appliances, ranging from electric toothbrushes to countertop microwave ovens.  Every year in the province of British Columbia, Canada alone there are more than 2 million small electrical appliances that end up in the landfill each year.  Unplugged is a non-profit recycling program in British Columbia, that helps minimize the waste by recycling these items and also helps save energy as it takes 95% less energy to recycle aluminum rather than to process raw materials (others include: recycled steel 74% less energy, recycled glass 30% less energy).

Amazing results
In 2007  other industry-managed recycling programs in the province reduced 121,000 tonnes of potential waste and 267,000 metric tonnes of carbon dioxide.  That’s the same as reducing 72,950 cars off the roads each year!

What`s accepted and what`s not
Small appliances from kitchen counter tops to hair dryers and even garment steamers.  Pretty much anything that is powered by electricity or batteries that is not a large appliance like a dishwasher or bigger like commercial or industrial use.  Built-in appliances like ceiling fans and some microwaves are not accepted, as well as refrigerant like air conditioners and dehumidifiers.  And of course, if your small appliance is filled with food residue, liquid or vacuum bags just make sure they are cleared out before you drop off the appliance.

Find one in your local area
Unplugged has over 100 drop off locations, to find one in your local area you can either search on-line or contact your local city`s recycling centre to find out details.   How the programmed is funded is that there is a recycling fee that is either incorporated in the price of the small appliance or added on top after check out, similar to the purchase of televisions and computers.  So for example, a microwave would have a fee of $10.00 and a blender would be $2.25.  It may be a bit of an extra cost on top of your new purchase, but it`s well worth the cause with the results it has shown in minimizing pollution and preserving energy.

Many of these shows were based on flipping houses for a profit, but there have been shows on renting properties as well. Is this still a viable option? Has the economy erased the earning potential of investment properties? More importantly, should you purchase an investment property?

It seems like a no-brainer, right? You purchase a run down house, put some money and work into it and sell it for a profit. Unfortunately, it’s not as easy as it once was. The housing market is worse than it’s been in several decades, which means a house can set for years before it sells. This means you cannot flip a house and hope to sell it before the first mortgage payment is due. It’s simply not possible in today’s economy. However, what you can do is fix the house and rent it until the housing market improves.

Renting Out Investment Properties

In today’s bad economy, people are rushing to sell their homes so that they can rent. While it may seem crazy, it’s actually a very logical solution. Not only is the person free from mortgage payments, but they also don’t have to worry about maintenance. This is one reason why you should consider an investment property. With the amount of people out there looking for a rental home, it only makes sense to cash in on this need. However, there are some things you should consider.

Rental Properties Require Upkeep

It seems there’s a lot of talk about home ownership. After all, it has been the “American dream” for how many years? But times are changing, and all this unnecessary pressure to buy a home is just that – unnecessary . . . especially when you consider most of that pressure is coming from real estate agents and mortgage lenders. There are actually some great benefits to NOT owning a home, and renting instead. Here are five reasons to continue renting your home.

Maintenance. So, you wake up at six in the morning to get ready to work, only to find that your water heater has sprung a leak, soaking your hallway carpet down to the pad in the process. What do you do? Well, if you own a home, you find a maintenance person to fix the water heater (and, possibly, buy a new water heater), find a carpet cleaner to dry out your carpet and get rid of the stench, and find a way to pay for it all. If you rent a home . . . you call your landlord and it’s all taken care of for you, at no extra cost to you. Pretty simple.

Freedom to roam. Renting is perfect for those who haven’t yet decided they want to settle into a specific area for the long haul. The world is full of opportunities. It’s a lot easier to leave a rental than it is to leave a home you own.

Credit reporting. In life, things go wrong. Prepare as much as you like, there will be occasions when you are forced into a financial bind. When you own a home, missed mortgage payments (and even worse, foreclosures) can seriously damage your credit and make a mountain out of a molehill. When you’re late on a rental payment, you are just that – late. You may risk having to find a new place, but your credit will still be intact.

Costs. Owning a home generally costs more than renting, plain and simple. If you can rent more house for less than what you’d pay to buy it, then it just makes more sense to rent.

Freeing up cash. Your money could be better spent than on home ownership, so why not keep that cash and credit freed up for better money-making opportunities? For example, every $100 spent on a home several years ago might be worth $125 now . . . but that same amount spent on stock could be well worth over $700.

Finding a Good Electrician – and How to Spot the Not so Good

You only need to mention you have “the builders in” to most people to earn a sympathetic pat on the shoulders.  When it comes to the electricians many people will gaze into the distance and shudder.  Electricity can kill, and often does, so finding a reliable firm of electricians is high on the list for anybody undertaking a renovation or even a simple re-wire.  So how to avoid costly mistakes, and where to find a reliable firm?  Electricians, like some of their prices, are a little like gold dust.  If you’re undertaking a big project with a builder in charge, they’ll normally be able to provide or offer the services of a good firm.  If you’re happy with your builder the chances are they’ll be able to offer good advice in this area.  If you are looking for a firm to do a rewire or smaller simpler jobs, then asking round amongst friends and family is the first stop; but what to ask?  Here are a few pointers to help you avoid the less reputable firms.

Speed Freaks

Not all electrical work needs to take a great deal of time.  However, some electricians seem to work faster than lightening.  Speed kills on the roads and it can do the same when it comes to electrical work.  Electricians who promise to be in and out in a flash may leave you with a few aftershocks – the first is often the bill.  While efficient is definitely good – quick work can mean that your electrician does not have all the right tools or is not using the best methods.  The speed of the initial work may mean several repeat visits to fix problems.  Speedy electricians tend to slow down considerably when it comes to the encore.

Bright sparks

While it is helpful if electricians can do what it says on the white van, there are some additional skills apart from safely wiring a plug that your average sparky needs.  If you are having additional sockets fitted there may be a need to channel out your perfectly decorated walls.  Depending on the construction of the wall this can be a little messy.  Anybody with an angle grinder who is not afraid to use it can channel out – but re-plaster?  Make sure they can before you commit.

The “promising start” electrician is easily identified by the fact that they turn up on time and get the prep out of the way.  Then they disappear.  For days.  Often this is because they are “waiting for parts” – but parts really aren’t that hard to source in most cases.  You could probably even find them yourself.  Sometimes it can be a case of being called out on an emergency; ask yourself is this an emergency they have caused on an earlier job – see Speed Freaks.

Cleanliness, godliness and contractors

Cleanliness is next to godliness as we all know.  It is not known for its close relationship with contractors.  Good builders and electricians will not turn your drive into an apparent white van rally, nor leave tools, packaging and ‘bits and pieces’ lying around your home and garden.  OK, to be fair, major work does cause major disruption but keeping the mess under control makes for a safer working environment and it’s possible to be a good builder/electrician/plumber and a tidy one.

To be fair to most electrical contractors these examples are few and far between – but they are the ones that we tend to hear about on the suburban grapevine.  Asking around amongst friends, family and even the local builders’ merchants should give you a clue as to where to start and how to find that perfect, bright spark.
